Greater Edmonton Real Estate Monthly Market Statistics – February 2026 (REALTORS® Association of Edmonton release: March 2, 2026)

The Greater Edmonton Area reported 1,606 sales in February 2026 (up 39.7% from January 2026, and down 11.5% year-over-year). There were 3,020 new listings (up 23.6% month-over-month and up 15.4% year-over-year). Inventory rose 11.4% from the previous month and sits 34.6% higher than February 2025. The average residential sale price increased to $454,801 (up 1.4% from January and up 1.5% year-over-year). The MLS® HPI composite benchmark price was $419,600 (up 0.9% from January and down 2.1% year-over-year).

By property type (February 2026 averages):
